Description: Tony Smith image Alamy 3DM983X - A wide, documentary view across Suffragette Square in Stockport town centre, showing the landscaped public plaza set beside the Redrock leisure development. The scene is anchored by multiple pieces of readable place signage, including the large REDROCK STOCKPORT lettering on the main building and the light cinema branding on the adjoining fa??ade. In the foreground, a low concrete bench clearly marked SUFFRAGETTE SQUARE helps identify the location, turning the image into a strong, searchable record of this named civic space.
The square is presented as a modern, people-first environment with planted beds, low seating, and a broad pedestrian surface that feels designed for lingering rather than simply passing through. Autumn colour is visible in the trees, with orange leaves adding warmth against cool grey paving and a pale, bright sky. The light suggests a cold-season day, likely late autumn or winter, with crisp clarity and a slightly damp look to surfaces that hints at recent rain typical of Greater Manchester. Surrounding shopfronts and food outlets, including visible retail signage such as GULZ DELI, reinforce the mixed-use character of the area and its role as a leisure and dining destination.
Editorially, the photograph works for themes of town centre regeneration, public realm investment, high street renewal, and the shift toward leisure-led development, cinema, and food offers. It suits local government and urban planning coverage, as well as travel and lifestyle pieces that need a contemporary Stockport location image showing modern civic space design in everyday use.

Description: Tony Smith image Alamy 3DCX6C1 - A street-level view of The Football University Programme building adjacent to Bury Market in Bury town centre, photographed at Bury BL9 0SW, Greater Manchester. The scene shows members of the public moving through the pedestrianised market area, with seating, shoppers and everyday activity visible in the foreground.
The Football University Programme is an educational initiative that uses football and sport as engagement tools to support learning, personal development and aspiration, particularly among young people who may be disengaged from traditional education routes. Its location close to Bury Market places it within a busy civic environment, reinforcing links between education, community life and town-centre regeneration.
Bury Market has long been a focal point of the town's economic and social activity, and recent regeneration efforts have sought to broaden its role beyond retail, incorporating leisure, education and community uses. Projects such as the Football University Programme are often cited in policy and media discussions as examples of place-based regeneration, where social infrastructure is embedded directly into everyday urban settings.
The image captures a cross-section of daily life in a northern English town centre, illustrating how education initiatives coexist with markets, caf??s and public seating. Photographed in daylight with people of different ages visible, the scene offers strong editorial value for themes including community regeneration, education and sport, social inclusion, town-centre renewal and contemporary life in Greater Manchester.

Description: Tony Smith image Alamy 3CGCJRJ - This photograph shows exterior signage on the former Golden Lion Inn, a traditional public house located on Knutsford Road in Warrington, Cheshire. The red brick building, with arched detailing and raised gold lettering, reflects the late Victorian style commonly used for urban and roadside pubs serving growing industrial towns in north west England.
For many years, the Golden Lion Inn formed part of Warrington's local pub network, serving nearby residential streets and acting as a social meeting place for the surrounding community. Like many traditional pubs across the UK, it eventually closed amid changing drinking habits, rising operating costs, and pressure on older licensed premises that were no longer commercially viable.
Following closure, the building was redeveloped into residential flats, reflecting a wider national trend in which former pubs are converted to housing rather than reopened as licensed venues. While the internal use has changed, much of the external character has been retained, with original brickwork and pub signage still visible, allowing the building's former role to remain legible within the streetscape.
Taken in daylight, the image documents both architectural detail and social change. It serves as a visual record of pub closures in Britain and the adaptive reuse of historic buildings, illustrating how everyday community landmarks are increasingly absorbed into housing-led redevelopment while retaining traces of their original identity. The Golden Lion on Knutsford Road, Latchford, Warrington (WA4 1AB) has roots that run back well before its late twentieth-century local reputation. Local history writing referenced by MyWarrington describes a Golden Lion Tavern as a recognised roadside marker on the old Knutsford Road route, used as one end of a long-standing agreement connected with tolls and responsibility for maintaining the highway between the Golden Lion and Black Bear Bridge, which strongly suggests it was already established

Description: Tony Smith image Alamy 3CGCJTW - This photograph shows barges and narrowboats moored at New Islington Marina, located on the Ashton Canal close to Ancoats and the eastern edge of Manchester city centre. The canal, originally constructed in the late eighteenth century, formed part of the extensive inland waterway network that supported Manchester's rise as an industrial city, transporting raw materials and finished goods between mills, warehouses, and regional ports.
In the foreground, painted narrowboats sit quietly on the water, while modern apartment blocks and redeveloped former industrial buildings line the canal banks behind. The contrast highlights Manchester's transition from heavy industry to residential, commercial, and leisure uses, with historic waterways now forming a central feature of urban regeneration rather than industrial logistics.
New Islington and neighbouring Ancoats have undergone significant redevelopment over the past two decades, transforming former industrial land into mixed use neighbourhoods. The marina has become a focal point for waterside living, attracting residents, walkers, and visitors, while retaining the working character of the canal through active moorings.
Taken in daylight under broken cloud, the image captures a calm urban scene that illustrates how Manchester's industrial heritage continues to shape the modern city. The presence of historic canals alongside contemporary housing reflects a broader trend in UK cities, where former industrial infrastructure is repurposed to support sustainable urban living and place making.

Description: Tony Smith image Alamy 3CGCJW3 - A wide-angle view of the Express Building on Great Ancoats Street in Manchester city centre, photographed in August 2025 during a period of bright summer weather. Clear blue skies and strong sunlight create striking reflections across the building's glass curtain wall, producing changing patterns of light that emphasise its geometric design.
Completed in the late 1930s as the northern headquarters of the Daily Express newspaper, the building is one of Manchester's most distinctive examples of interwar modernist architecture, often described as having strong Art Deco influences. Its use of glass, steel and clean horizontal lines represented a confident, forward-looking image of mass media and modern communication during the pre-war period.
Today, the Express Building has been repurposed as office accommodation, forming part of the wider regeneration of Great Ancoats Street and the eastern edge of Manchester city centre. The presence of pedestrians at street level highlights its continued role in everyday urban life, while the reflective fa??ade mirrors the surrounding city, visually linking past and present.
The image captures how historic modernist architecture responds dynamically to summer light, and how Manchester's media heritage buildings have been adapted to contemporary use. It is well suited for editorial use covering architecture, urban regeneration, adaptive reuse, city-centre life, and the evolving relationship between light, material and the modern cityscape.

Description: Tony Smith image Alamy 3CGCJY9 - Manchester Town Hall stands partially enclosed by temporary structures during an extensive programme of renovation and restoration in Albert Square, photographed in August 2025 under bright late-summer daylight and a blue sky with scattered cloud. The clock tower, one of the most recognisable elements of Manchester's skyline, is now visibly restored, marking a significant milestone in the long-running refurbishment project.
Completed in 1877 and designed by architect Alfred Waterhouse, Manchester Town Hall is one of the finest examples of Victorian Gothic civic architecture in Britain. The building symbolised Manchester's nineteenth-century industrial confidence and municipal ambition, housing the city's political administration and civic functions for well over a century.
The current renovation programme aims to conserve the historic structure while adapting it for modern use, addressing decades of deferred maintenance and improving accessibility, sustainability and safety. The restoration of the clock tower has been closely followed locally, as it represents both technical progress and the gradual return of a much-loved civic landmark to full prominence.
Set against the evolving public realm of Albert Square, the image reflects Manchester's broader approach to heritage-led regeneration, where historic civic buildings are preserved and repurposed rather than replaced. The photograph is well suited for editorial use covering urban regeneration, heritage conservation, public investment in historic buildings, civic identity, and the ongoing transformation of Manchester's city centre.

Description: Tony Smith image Alamy 3DCX6C0 - The engraved stone signage of Cork Savings Bank, photographed on the historic South Mall in Cork City, County Cork, Ireland (postal district T12). The image shows the bank's name set into the building's fa??ade above decorative wrought-iron railings, emphasising craftsmanship and permanence typical of nineteenth-century financial architecture.
Savings banks played a significant role in Irish social and economic history, promoting thrift and financial inclusion among working communities during a period of rapid urban and commercial growth. Cork Savings Bank was part of this wider movement, reflecting the city's importance as a regional centre of trade, shipping and finance in southern Ireland.
South Mall has long been associated with banking, commerce and professional services, forming one of Cork's most prestigious historic streets. Buildings along the Mall were designed to convey stability, trust and civic responsibility, values that were central to public confidence in financial institutions before the modern era of digital banking.
The architectural detailing visible in the image ? carved stonework, restrained classical proportions and ornamental ironwork ? reflects Victorian and Edwardian influences common to bank buildings of the period. Today, such structures contribute to Cork's historic streetscape and remain important markers of the city's commercial heritage.
Photographed in daylight with architectural textures clearly visible, the image offers strong editorial value for themes including Irish banking history, financial institutions, heritage architecture, urban commercial development and the preservation of historic city centres. It is suitable for use in history publications, financial commentary, education, and cultural or architectural features relating to Ireland.

Description: Tony Smith image Alamy 2RG8YFX - Aviva Studios, the permanent home of Factory International, photographed on Water Street in Manchester city centre, postcode M3 4JQ. The building occupies a prominent position within the St John's regeneration area, close to the River Irwell and the historic former Granada Television studios site, marking a significant phase in Manchester's ongoing urban and cultural redevelopment.
Designed as a highly flexible cultural venue, Aviva Studios accommodates large-scale exhibitions, live music, theatre, dance, and immersive performance, supporting both international productions and UK-based creative work. The bold, angular exterior and industrial-scale form reflect Manchester's post-industrial identity, combining contemporary architectural language with references to the city's manufacturing and broadcasting heritage.
Opened as a flagship investment in the city's cultural infrastructure, Factory International and Aviva Studios play a strategic role in positioning Manchester as a leading European centre for the arts and creative industries. The surrounding public realm and adjacent developments underline wider regeneration ambitions for the St John's district, transforming former brownfield land into a mixed-use cultural and commercial quarter.
The image shows the building in daylight under a blue sky with scattered cloud, highlighting the metallic cladding, sharp lines, and contrasting textures of the fa??ade, with neighbouring high-rise development visible in the background. The photograph documents a key contemporary landmark in modern Manchester and the continuing evolution of the city's built environment.

Description: Tony Smith image Alamy 2REGJD7 - An Edinburgh Trams service passes through the Ocean Terminal stop in Leith, showing a modern low-floor tram manufactured by Construcciones y Auxiliar de Ferrocarriles (CAF). The image captures the tram operating along the Newhaven extension, which reconnects the waterfront districts of north Edinburgh to the city's light-rail network.
The background of newly built apartment blocks highlights the close relationship between transport investment and urban regeneration in Leith, where former docklands and retail areas have been redeveloped for residential and mixed-use purposes. The tram line provides a fixed, electric public-transport link between the waterfront, the city centre and Edinburgh Airport, supporting lower-carbon travel and higher-density urban living.
Photographed in daylight during normal service, the image documents contemporary public transport operating within a changing urban environment. It is suitable for editorial use relating to sustainable transport, housing development, regeneration policy, and modern city infrastructure in Scotland.

Description: Tony Smith image Alamy 2RAJ378 - Manchester Piccadilly is the principal railway station in Manchester, England. Opened as Store Street in 1842, it was renamed Manchester London Road in 1847 and became Manchester Piccadilly in 1960. Located to the south-east of Manchester city centre, it hosts long-distance intercity and cross-country services to national destinations including London, Birmingham, Nottingham, Glasgow, Edinburgh, Cardiff, Bristol, Exeter, Plymouth, Reading, Southampton and Bournemouth
regional services to destinations in Northern England including Liverpool, Leeds, Sheffield, Newcastle and York
and local commuter services around Greater Manchester. It is one of 19 major stations managed by Network Rail. The station has 14 platforms: 12 terminal and two through platforms (numbers 13 and 14). Piccadilly is also a major interchange with the Metrolink light rail system with two tram platforms in its undercroft.
Piccadilly is the busiest station in the Manchester station group with over 30 million passenger entries and exits between April 2019 and March 2020
A major redevelopment of the station and surrounding area has been proposed to complement the HS2 proposals involving the construction of a canopy over the HS2 platforms, the creation of a new entrance, and office, retail and residential development. Designs indicate that the derelict Mayfield Station and the Gateway House office block will be demolished. The plans were approved by the Government in November 2016
Northern Powerhouse Rail (NPR) proposals include the construction of new platforms under Piccadilly station and the proposed HS2 platforms. The 2016 'Manchester Piccadilly Options Assessment' by the National Infrastructure Commission stated: Addition of Northern Powerhouse Rail and Station to the Manchester Piccadilly system will be the last step of the process of transforming the station in to a transport super hub. The NPR station and its construction will need to be considered throughout the design and implementation

The yellow and grey signage incorporates symbols for pedestrians and cyclists, reflecting contemporary urban design focused on walkability and active travel.
Set against a vivid blue sky with scattered clouds, the photograph appears to have been taken in bright summer conditions, with strong daylight enhancing colour contrast and legibility. The surrounding built environment includes modern regeneration architecture associated with the redevelopment of Belfast's former docklands.
The Titanic Quarter is one of Northern Ireland's most significant regeneration projects, closely linked to the city's maritime and industrial heritage, particularly the construction of the RMS Titanic. Clear, multilingual-style visual signage plays an important role in managing tourism flows and connecting cultural attractions with education, transport and the wider city centre.
The image captures how modern urban wayfinding supports tourism, regeneration and everyday navigation, blending practical infrastructure with Belfast's evolving post-industrial identity.

The modern shopfront-style premises display clear exterior signage and welcome branding, indicating a public-facing service accessible from the town centre.
Causeway Rural and Urban Network works within the voluntary and community sector, supporting individuals and communities across the Causeway Coast and Glens area. The organisation forms part of the wider network of charities and third-sector bodies that provide advice, support, and social inclusion services alongside statutory provision.
Photographed in natural daylight, the image documents the everyday presence of community organisations within Northern Irish town centres, illustrating how former commercial units are increasingly used to deliver charitable and social support services. It reflects the changing function of high-street premises and the growing visibility of the voluntary sector in local urban environments. Causeway Rural and Urban Network (CRUN) has delivered a range of practical, community-focused projects across Northern Ireland, particularly in the Causeway Coast and Glens area, aimed at tackling social exclusion and supporting people facing disadvantage. Its work has included rural and urban community support programmes, employability and skills initiatives, and digital inclusion projects helping people access online services, benefits and training. CRUN has also been involved in poverty and food-security responses, supporting food-bank style provision and crisis assistance, alongside wellbeing and social-isolation projects for older people and vulnerable adults. Many of its projects have focused on reaching individuals who struggle to engage with statutory services, using accessible town-centre bases and outreach work to provide advice, confidence-building and pathways into further support, education etc

Dunnes Stores is a well-established retailer across Ireland and the UK, combining grocery, clothing, and household goods under one brand, and this location serves as a major shopping destination for Coleraine and the surrounding Causeway Coast region.
Photographed in natural daylight with the river in the foreground, the image documents modern retail development in a Northern Irish town, illustrating the shift towards larger out-of-town or edge-of-centre retail environments and their relationship with urban regeneration and waterfront landscapes. The scene highlights everyday consumer activity and the economic role of large retail anchors within regional town centres.

Description: Tony Smith image Alamy 2RGHXAD - A wide view across the Bogside area of Derry / Londonderry, showing the cleared site of the former Bogside Inn, now an open and undeveloped plot within a dense residential neighbourhood. The empty ground contrasts with surrounding rows of terraced and social housing that climb the hillside beyond, highlighting patterns of demolition, change, and redevelopment within the inner city.
The Bogside is one of the most historically significant areas of Derry, closely associated with major events of the late twentieth century, including civil rights protests and the Troubles. Buildings such as the Bogside Inn formed part of the everyday social infrastructure of the area, and their removal reflects longer-term shifts in population, land use, and urban regeneration priorities.
Photographed in daylight under overcast skies, the image captures a transitional urban landscape where cleared land sits alongside established housing. The photograph is suitable for editorial and commercial uses illustrating urban regeneration, post-industrial and post-conflict cityscapes, housing policy, land reuse, and the physical legacy of social and political change in Northern Ireland.
Location: Bogside area, Derry / Londonderry, County Londonderry, Northern Ireland, BT48 (approximate district
exact site postcode not visible).

Warrington Borough Council developed and published their Local Plan in 2014 based on population growth statistics at that time, these figures are now substantially out of date. 55 Councils across the UK have now abandoned their local plans as The Homes & Communities Agency confirmed that housing targets are a guide and not mandatory. Warrington Borough Councils plan includes removing large areas of Greenbelt Land all over the Borough for housing developments and business parks.
All areas will be affected
Appleton, Appleton Thorn, Stretton, Grappenhall, Thelwall, Lymm, Croft and Culcheth for housing developments. New roads will be punched through existing areas to access the new housing estates, for example through Grappenhall Sports Club across the Bridgewater Canal, affecting Stockton Heath and Stockton Lane. Another road is planned across fields at the back of Stretton towards the M56.
These areas are all currently green fields, sports fields and wildlife habitats.
All of these areas have new housing stock built in the last 10 years, surely enough Greenbelt has been lost already. There are enough brownfield sites across Warrington for thousands of houses without having to dig up Greenbelt. The Greenbelt areas are the 'Green Lungs' of Warrington, the trees and plants store carbon and clean the air we breathe. The people of Warrington are now saying 'NO' to losing any more Greenbelt. Our elected representatives need to listen to us. During Covid we all learned how important fresh air and open space is to our survival.

Description: Tony Smith image Alamy 2R55JGY - This image shows a Homes England land notice photographed in Grappenhall, near Warrington in Cheshire. The sign clearly states Private Land. No public access or right of way and includes official contact details, identifying the land as being under the management of the UK government's housing and regeneration agency.
The sign is mounted at the edge of a vegetated area, with dense foliage behind it and the sun low in the sky, casting warm golden light across the scene. The sunset backdrop softens the otherwise formal and restrictive message, creating a visual contrast between natural landscape and regulatory control of land access.
Homes England is responsible for managing public land assets and supporting housing delivery and regeneration across England. Signs like this are commonly used to establish ownership boundaries, restrict unauthorised access, and manage liability on land that may be earmarked for future development or strategic use.
Photographed in evening light during golden hour, the image combines themes of land ownership, access rights, public versus private space, and the role of government agencies in land management. It is well suited to editorial use covering housing policy, planning and development, rural and suburban land use, property law, public access debates, and UK governance.

Description: Tony Smith image Alamy 2R4WDKD - Battersea Power Station is a decommissioned Grade II* listed coal-fired power station, located on the south bank of the River Thames, in Nine Elms, Battersea, in the London Borough of Wandsworth. It was built by the London Power Company (LPC) to the design of Leonard Pearce, Engineer in Chief to the LPC, and CS Allott & Son Engineers. The architects were J. Theo Halliday and Giles Gilbert Scott. The station is one of the world's largest brick buildings and notable for its original, Art Deco interior fittings and decor.
The building comprises two power stations, built in two stages, in a single building. Battersea A Power Station was built between 1929 and 1935 and Battersea B Power Station, to its east, between 1937 and 1941, when construction was paused owing to the worsening effects of the Second World War. The building was completed in 1955. Battersea B was built to a design nearly identical to that of Battersea A, creating the iconic four-chimney structure.
Battersea A was decommissioned in 1975. In 1980 the whole structure was given Grade II listed status
Battersea B shut three years later. In 2007 its listed status was upgraded to Grade II*. The building remained empty until 2014, during which time it fell into near ruin. Various plans were made to make use of the building, but none were successful. In 2012, administrators Ernst & Young entered into an exclusivity agreement with Malaysia's S P Setia and Sime Darby to develop the site to include 253 residential units, bars, restaurants, office space (occupied by Apple and No. 18 business members club), shops and entertainment spaces. The plans were approved and redevelopment commenced a few years later. As of 2021, the building and the overall 42-acre (17 ha) site development is owned by a consortium of Malaysian investors.

Description: Tony Smith image Alamy 2R4WE1G - This image shows a wide view across the River Thames from Greenwich in South East London, looking toward the O2 Arena at North Greenwich and the modern skyline of Canary Wharf beyond. The distinctive white dome of the O2, originally built as the Millennium Dome, is visible alongside the cluster of high-rise office towers that define London's Docklands financial district.
In the foreground, boats travel along the River Thames, emphasising the river's continued role as a working transport corridor as well as a visual and recreational feature of the city. The movement of vessels contrasts with the static skyline, highlighting different layers of London's urban life.
The scene illustrates the dramatic transformation of East London since the late 20th century, where former docklands and industrial areas have been redeveloped into major commercial, entertainment, and residential districts. Viewed from Greenwich, an area rich in maritime heritage, the modern architecture across the river underscores the city's constant evolution.
Photographed in daylight under a blue sky with scattered clouds, the image is well suited to editorial use covering London cityscapes, urban regeneration, riverside development, transport, travel, and the juxtaposition of historic and contemporary London.

Description: Tony Smith image Alamy 2R55J7N - This dramatic black and white photograph shows an upward, low-angle view of Battersea Power Station, one of London's most powerful and recognisable industrial landmarks. The composition exaggerates the scale of the structure, with two of the iconic chimneys rising sharply into a turbulent sky, creating a sense of dominance, weight, and authority.
Built in the 20th century as a coal-fired power station, Battersea once supplied electricity to much of London and became a symbol of industrial strength and state power. The stark monochrome treatment strips away modern distractions, allowing the viewer to focus on texture, mass, and geometry. Heavy brickwork, vertical lines, and symmetry reinforce the building's imposing presence, while cloud formations heighten the atmosphere and drama.
Beyond its architectural importance, Battersea Power Station holds deep cultural significance due to its appearance on the cover of Animals by Pink Floyd, where an inflatable pig was famously flown between the chimneys. That image transformed the building into a global symbol of political critique, capitalism, and institutional power, linking industrial architecture with protest art and music history.
Now extensively redeveloped, the site stands at the intersection of heritage and regeneration, embodying both Britain's industrial past and its post-industrial transformation. This image, with its stark contrasts and confrontational viewpoint, is particularly well suited to editorial use exploring themes of power, industry, urban change, cultural memory, architecture, and the visual language of dissent.

Description: Tony Smith image Alamy 2RA23D5 - The exterior of Kendalls Hall Apartments at 8 New End in Hampstead, north London. The red brick building features a formal, symmetrical facade with white stone dressings, sash windows and a prominent central entrance framed by classical detailing, reflecting the architectural language of late Georgian or early Victorian institutional buildings.
Originally constructed for non-residential use, the building has since been converted into private apartments, a common pattern in Hampstead where historic structures have been adapted for contemporary residential living. Its location on New End places it within one of Hampstead's conservation areas, characterised by a mix of village-scale streets, period buildings and long-established residential use.
Photographed in natural daylight, the image documents the reuse of historic architecture within London's housing stock. It illustrates themes of heritage preservation, adaptive reuse, and the continuing demand for residential space within established north London neighbourhoods. Features : Red brick facade with white stone detailing, Central entrance with classical pediment
Symmetrical sash windows
Residential conversion signage by form and use. Kendalls Hall at 8 New End, Hampstead is a substantial late-Georgian / early-Victorian institutional building whose formal red-brick fa??ade and classical detailing reflect its original use for organised communal or educational purposes rather than private housing. Like many large buildings in Hampstead, it was later rendered obsolete by changes in social provision and land use, and during the 20th century was converted into private apartments, a process that preserved its external architectural character while adapting the interior for residential living. Today the building stands as a typical example of Hampstead's pattern of adaptive reuse, where former institutional architecture has been absorbed into the area's residential fabric, retaining a strong visual link to history

Description: Tony Smith image Alamy 2R22XMB - Tall Ships Youth Trust (TSYT) is a sail training organisation in the United Kingdom that currently owns and operates four 72ft Challenger yachts and a 55ft ketch.
Tall Ships Youth Trust, formerly the Sail Training Association, based in Portsmouth, is a charity registered with the Charity Commission.[1] It was founded in 1956 and is dedicated to the personal development of young people aged 12 to 25 through the crewing of ocean-going yachts. Thanks to this work with young people, Tall Ships Youth Trust is a member of The National Council for Voluntary Youth Services (NCVYS).
Each year, TSYT supports around 1,000 young people from across the UK through exhilarating voyages.
Tall Ships Youth Trust has operated a variety of craft
it used to own TS KI Sir Winston Churchill and TS K2 Malcolm Miller. These two three-masted topsail schooners are now privately owned and in the Mediterranean. TSYT used to operate a second sister-ship in addition to Stavros S Niarchos, the Prince William. However Prince William was removed from operational status at the end of 2007, to make way for the new Challenger yachts. In 2010 she was sold to the Pakistan Navy and renamed Rah Naward (Swift Mover).
The Challenger yachts provide a flexible approach to sail training, allowing TSYT to scale the amount of sailings relative to demand (i.e. not all yachts need to sail).
The Challenger yachts were part of a 12 strong fleet of Challengers built and raced in the 2000/1 and 2004/5 BT Global Challenge. The purchase of the craft provides TSYT with four stable, reliable and extremely well-tested craft to base a sail training program upon.

The new car park, which was due to open
in December 2017, is a great example of
how architects and contractors can work in
partnership with Maple to transform typically
dull and utilitarian buildings into an integral and
aesthetically appealing part of the urban realm.
With its hexagon-featured golden fa??ade, the
car park complements the other elements of
the ?107m Time Square development.
The new car park is an integral and important
part of the Time Square project as it will
underpin and support the whole scheme, said
the leader of Warrington Borough Council, Terry
O'Neill.
Architect's ratings
Leach Rhodes Walker described us as ?excellent'
after the successful collaboration. Maple's
knowledge and craftsmanship was excellent
throughout, said LRW's lead project designer,
Ka Yin Man. From when we spoke to sales
about the commercials, to (dealing with) the
design and projects teams, the whole experience
was collaborative. In a post-project interview,
the architects' firm gave us top marks for design
services, project support, meeting deadlines
and the quality of the finished product. Added
Ka Yin: Maple were always helpful, and any
questions were dealt with promptly. Everyone
was very knowledgeable and accommodating.
The end result was even better than expected
The project was one of the first to use the new
dedicated prototype area at Maple's factory in
Stockport. The architects and contractors I & H
Brown Construction were able to view real-life
examples of the bespoke perforated panels and
golden hexagon cut-outs - at actual size. The
prototypes were powder-coated in the specified
colour, and fitted to the display framework using
actual fittings - meaning that any changes to the
design or specification could be made without
it having a major impact on timings or budget

Description: Tony Smith image Alamy 2NYNDWD - The Royal Albert Dock is a complex of dock buildings and warehouses in Liverpool, England. Designed by Jesse Hartley and Philip Hardwick, it was opened in 1846, and was the first structure in Britain to be built from cast iron, brick and stone, with no structural wood. As a result, it was the first non-combustible warehouse system in the world. It was known simply as the Albert Dock until 2018, when it was granted a royal charter and had the honorific Royal added to its name.
At the time of its construction the dock was considered to be revolutionary in its design because ships were loaded and unloaded directly from or to the warehouses. Two years after it opened it was modified to feature the world's first hydraulic cranes. Due to its open yet secure design, the dock became a popular store for valuable cargoes such as brandy, cotton, tea, silk, tobacco, ivory and sugar. However, despite its advanced design, the rapid development of shipping technology meant that, within 50 years, larger and more open docks were required, although the Albert Dock remained a valuable store for cargo.
During the Second World War, the dock was requisitioned by the Admiralty serving as a base for ships of the British Atlantic Fleet. The complex was damaged during air raids on Liverpool, notably during the May Blitz of 1941. In the aftermath of the war, the financial problems of the owners and the general decline of docking in the city meant that the future of the Albert Dock was uncertain. Numerous plans were developed for the re-use of the buildings but none came to fruition and in 1972 the dock was finally closed. Having lain derelict for nearly ten years, the redevelopment of the dock began in 1981, when the Merseyside Development Corporation was set up, with the Albert Dock being officially re-opened in 1984.
Today the Royal Albert Dock is a major tourist attraction in the city and the most visited multi-use attraction in the United Kingdom, outside London.

Description: Tony Smith image Alamy 2KDPYB0 - A printed circuit board (PCB
also printed wiring board or PWB) is a medium used in electrical and electronic engineering to connect electronic components to one another in a controlled manner. It takes the form of a laminated sandwich structure of conductive and insulating layers: each of the conductive layers is designed with an artwork pattern of traces, planes and other features (similar to wires on a flat surface) etched from one or more sheet layers of copper laminated onto and/or between sheet layers of a non-conductive substrate. Electrical components may be fixed to conductive pads on the outer layers in the shape designed to accept the component's terminals, generally by means of soldering, to both electrically connect and mechanically fasten them to it. Another manufacturing process adds vias: plated-through holes that allow interconnections between layers
The Austrian engineer Paul Eisler invented the printed circuit as part of a radio set while working in the UK around 1936. In 1941 a multi-layer printed circuit was used in German magnetic influence naval mines
Around 1943 the USA began to use the technology on a large scale to make proximity fuzes for use in World War II. Such fuzes required an electronic circuit that could withstand being fired from a gun, and could be produced in quantity
Motorola was an early leader in bringing the process into consumer electronics, announcing in August 1952 the adoption of plated circuits in home radios after six years of research and a $1M investment
Originally, every electronic component had wire leads, and a PCB had holes drilled for each wire of each component. The component leads were then inserted through the holes and soldered to the copper PCB traces. This method of assembly is called through-hole construction. In 1949, Moe Abramson and Stanislaus F. Danko of the United States Army Signal Corps developed the Auto-Sembly process in which component leads were inserted into a copper foil interconnection

Warrington Borough Council's move into its offices in Time Square is bringing significant savings for the local authority, new figures show.
The council relocated from the New Town House site, and other administrative buildings, in late 2020/early 2021, to reduce the excessive running costs of the outdated office accommodation, and provide a better, modern environment for staff and customers.
With council staff now having been at the ?23m ?1 Time Square' building for the past 18 months ? which is a much more efficient building than the previous New Town House site - financial analysis shows that the move to the building is saving the council almost three quarters of a million pounds each year.
Previously, the council paid an annual rent and service charge for the New Town House and Quattro buildings, on top of costs such as business rates and maintenance. In addition, the council paid the running costs of its Rylands Street offices and the Customer Contact Centre on Horsemarket Street. The total equivalent cost for this was ?3.1m per year.
As part of the move to Time Square, the council purchased New Town House and Quattro, to fix repayment costs and avoid the uncontrollable escalation associated with leasing the buildings, including being exposed to increasing energy costs in an inefficient building.
Under this new operation, the equivalent costs to the council ? covering the borrowing costs for the building of 1 Time Square and its running costs, along with the continuing annual borrowing costs for purchasing the New Town House and Quattro buildings - are ?2.3m. This represents an annual saving for the council of ?741,000 a year.
Warrington Borough Council's Cabinet Member for finance, Cllr Cathy Mitchell, said: The move to 1 Time Square has brought huge benefits for the council and our customers. It's provided us with cutting edge, modern facilities

Description: Tony Smith image Alamy 2K6C9C4 - Community land trusts ? or CLTs ? are democratic, non profit organisations that own and develop land for the benefit of the community.
They typically provide affordable homes, community gardens, civic buildings, pubs, shops, shared workspace, energy schemes and conservation landscapes.
Run by ordinary people. They are community organisations run by ordinary people who want to make a difference to their local community, putting control of assets into the hands of local people. They can be set up by the community or a landowner, developer or council.
Protecting community assets forever. They ensure that their homes are permanently and genuinely affordable. CLTs act as long-term stewards of land and the assets on it. They ensure that it is put to the benefit of the local community, not just for now but for every future occupier.
A world wide movement. Started in the USA, CLTs are now a worldwide movement. In both urban and rural areas, CLTs are a key part of the future of land, affordable housing and community facilities.

Description: Tony Smith image Alamy 2K6HJFR - Gloucester Services are a pair of Motorway Service Areas (MSA) serving the northbound and southbound carriageways of the M5 between Junction 11A and Junction 12, near Whaddon, Gloucester. It specialises in selling artisanal food, and does not offer outlets for popular chain food brands.
Construction of the northbound services began in early 2013, and they officially opened on 7 May 2014. Construction of the southbound services commenced in March 2014 and they opened on 19 May 2015
In September 2009, the independent motorway services operator Westmorland Motorway Services Ltd, jointly with a local charitable trust, Gloucestershire Gateway Trust, submitted plans for a service area at Matson for public consultation. The plans were for a business operated in a similar manner to Tebay Services on the M6 in Cumbria, with much of the food and produce on sale being sourced from local suppliers
The operator promised not to host chain coffee shops, fast-food outlets, or video and gambling machines
The service area supports the Gloucestershire Gateway Trust in assisting the business to provide good jobs for more deprived areas of Gloucester, and to support local social regeneration schemes.
The 2019 Motorway Services User Survey found that Gloucester's southbound side was in the top five motorway services in the UK for customer satisfaction
The District Council was informed at the end of February 2011 that Roadchef and Welcome Break (the operators of Strensham and Michaelwood service stations) had applied to the High Court for a judicial review of the Council's decision to grant planning permission. Joined in the action were CAMSA and the Parish Councils of Brookthorpe-with-Whaddon and Harescombe. The case was heard in the High Court in Birmingham on 17 and 18 January 2012. By 8 February 2012, the High Court had dismissed all challenges to the planning application
One of the factors that helped the development gain planning permission was the inclusion of a green roof

Description: Tony Smith image Alamy 2K546YG - Wolverhampton railway station in Wolverhampton, West Midlands, England is on the Birmingham Loop of the West Coast Main Line. It is served by Avanti West Coast, CrossCountry, Transport for Wales and West Midlands Trains services, and was historically known as Wolverhampton High Level.
History
The first station named Wolverhampton had opened on the edge of the town centre in 1837 on the Grand Junction Railway, this station was renamed Wednesfield Heath in 1855, shortly after the present station was opened, and then was closed in 1873.
On 12 November 1849, the Shrewsbury and Birmingham Railway opened a temporary terminus to its line, at a location very close to the present station.
The present station was opened on 1 July 1852 by the Birmingham, Wolverhampton and Stour Valley Railway, a subsidiary of the London and North Western Railway (LNWR)
it was named Wolverhampton Queen Street. The only visible remnant of the original station is the Queen's Building, the gateway to Railway Drive which was the approach road to the station. The building was originally the carriage entrance to the station and was completed three years before the main station building. Today, it forms part of Wolverhampton bus station.
Two years later, on 1 July 1854, the Oxford, Worcester and Wolverhampton Railway (OWWR) opened a second station, located behind the older station on lower ground, which became known as the Wolverhampton Low Level station from April 1856, the other becoming known as Wolverhampton High Level from 1 June 1885
The station was remodelled after 2020

The Metro extension to Wolverhampton Railway Station will not be completed until spring 2023 due to unforeseen supply chain constraints delaying the project another five months.
The ?35 million project was originally meant to be completed in 2020 but was delayed by 18 months due to construction work at the railway station. Metro bosses then hoped the 720-metre extension would be ready for the Commonwealth Games in July but pushed back the opening date until autumn 2022.
Deputy leader of Wolverhampton Council Councillor Stephen Simkins has called the latest delay a catastrophe.
Midlands Metro Alliance director Peter Cushing blamed complexities of installing the systems needed to run the trams down Pipers Row and supply chain problems.

Description: Tony Smith image Alamy 2K0KDG6 - Penny Lane is a road in the south Liverpool suburb of Mossley Hill. The name also applies to the area surrounding its junction with Smithdown Road and Allerton Road, and to the roundabout at Smithdown Place that was the location for a major bus terminus, originally an important tram junction of Liverpool Corporation Tramways. The roundabout was a frequent stopping place for John Lennon, Paul McCartney and George Harrison during their years as schoolchildren and students. Bus journeys via Penny Lane and the area itself subsequently became familiar elements in the early years of the Lennon?McCartney songwriting partnership. In 2009, McCartney reflected:
Penny Lane was kind of nostalgic, but it was really [about] a place that John and I knew ... I'd get a bus to his house and I'd have to change at Penny Lane, or the same with him to me, so we often hung out at that terminus, like a roundabout. It was a place that we both knew, and so we both knew the things that turned up in the story.
Lennon's original lyrics for In My Life had included a reference to Penny Lane. Soon after the Beatles recorded In My Life in October 1965, McCartney mentioned to an interviewer that he wanted to write a song about Penny Lane. A year later, he was spurred to write the song once presented with Lennon's Strawberry Fields Forever. McCartney also cited Dylan Thomas's nostalgic poem Fern Hill as an inspiration for Penny Lane. Lennon co-wrote the lyrics with McCartney. He recalled in a 1970 interview: The bank was there, and that was where the trams sheds were and people waiting and the inspector stood there, the fire engines were down there. It was reliving childhood

It was written primarily by Paul McCartney and credited to the Lennon?McCartney songwriting partnership. The lyrics refer to Penny Lane, a street in Liverpool, and make mention of the sights and characters that McCartney recalled from his upbringing in the city.
The Beatles began recording Penny Lane in December 1966, intending it as a song for their album Sgt. Pepper's Lonely Hearts Club Band. Instead, after it was issued as a single to satisfy record company demand for a new release, the band adhered to their policy of omitting previously released singles from their albums. The song features numerous modulations that occur mid-verse and between its choruses. Session musician David Mason played a piccolo trumpet solo for its bridge section

Description: Tony Smith image Alamy 2JX2RDP - The Advanced Passenger Train (APT) was a tilting high speed train developed by British Rail during the 1970s and early 1980s, for use on the West Coast Main Line (WCML). The WCML contained many curves, and the APT pioneered the concept of active tilting to address these, a feature that has since been copied on designs around the world. The experimental APT-E achieved a new British railway speed record on 10 August 1975 when it reached 152.3 miles per hour (245.1 km/h), only to be bested by the service prototype APT-P at 162.2 miles per hour (261.0 km/h) in December 1979, a record that stood until September 2006.
Development of the service prototypes dragged on, and by the late 1970s the design had been under construction for a decade and the trains were still not ready for service. The election of Margaret Thatcher brought matters to a head and she alluded to funding cuts for the project. Facing the possibility of cancellation, BR management decided to put the prototypes into service, with the first runs along the London-Glasgow route taking place in December 1981. The result was a media circus when every problem large or small received front-page coverage and the entire project derided as an example of BR's incompetence. The trains were withdrawn from service again by the end of the month, to the great amusement of the press.
In spite of the APT's troubled history, the design was highly influential and directly inspired other high speed trains such as the Pendolino. The considerable work on electrification that was carried out hand-in-hand with APT was put to good use with newer non-tilting designs like the British Rail Class 91. The APT's tilt system was returned to the WCML on the British Rail Class 390, based on the Fiat Ferroviaria tilting train design and built by Alstom.

Description: Tony Smith image Alamy 2JTK75E - The council said there were:
No operational reasons to keep the building in council use or occupied beyond this point, allowing the site to be cleared for redevelopment.
Justifying the demolition, Warrington said the building has poor energy efficiency, high service costs, and is inflexible for modern office and business working
Cost estimates for refurbishment, M&E installation, and energy efficiency measures to keep the building in office use stand at ?5m
even if this is actioned, the building would still have limitations for flexible modern working practices and energy efficiency.
The council had explored renting the building out but said: there was no demand for office space of this scale and quality
a sale was also considered but the council found market demand was not significant.
Residential is the most likely outcome for the site, and it will be built into a masterplan for an area including Scotland Road, Town Hill, and Cockhedge. The council said it would look to sell the site in future.

Description: Tony Smith image Alamy 2M108DB - Coal Drops Yard is a shopping complex and privately owned public space that forms part of the King's Cross Central development scheme in London, England. The development was designed by Thomas Heatherwick and opened in October 2018
The two Victorian coal drops sheds were used to receive coal from South Yorkshire and trans-ship it to narrowboats on the Regents Canal and to horse-drawn carts
coal drops were redundant and fell into decay. They were used as warehouse units
one was gutted by fire in 1985 and another used by Bagley's nightclub, which closed in 2007. The night clubs complemented a vibrant night life of easy drug access, raves and prostitution.
The Regent's Canal was named in 1820 after the Prince Regent, who became George IV the same year. After his demise, the Kings Cross monument was raised at the junction of New Road and Battlebridge Road (Euston Road and York Way)
In 1986 the rave scene started in London. Disused warehouses were used to stage illegal raves, a form of partying fuelled by House music from Chicago and the illicit drug ecstasy. The scene developed and spawned several legal clubs such as The Clink, Shoom and Heaven and by the early-to-mid 1990s became centred on three bars in King's Cross. There was Billy Reilly's bar, 'Fabric' under the arches of the Coal Offices (which inspired a successor club, also called Fabric), 'The Cross' and 'Bagley's', which took over three floors at the southern end of the Eastern Coal Drops
Argent Group, the overall developer for the King's Cross Central site, appointed Thomas Heatherwick as architect for the redevelopment of the Coal Drop Yards as a retail park in 2014. Heatherwick worked in conjunction with engineers Arup, and the plans were approved in December 2015. BAM Nuttall undertook the construction work, which started in February 2016, following a two-year pre-construction phase to survey the condition of the Victorian era buildings and carry out demolition work as necessary.

Description: Tony Smith image Alamy 2JHW8CF - The Grade II-listed Cambridge Hall was built in 1874 to designs by Maxwell & Tuke. It is a grandiose stone building on Southport's main shopping boulevard, with an imposing clock tower. Entrance is through the ornamented porte-coch??re. Inside the foyer has a large stone fireplace inscribed with the date of the hall. A majestic staircase leads up to the old Cambridge Hall. A public hall created at first floor level, the Cambridge Hall was originally flat-floored with a platform stage, with a raised gallery on three sides and large French windows leading onto the balcony.
In 1875, William Atkinson offered Southport Corporation ?6,000 to build an art gallery and library for the town.
William Atkinson was a cotton manufacturer from Knaresborough who frequently visited Southport with his sick wife looking for the refreshing sea air. He eventually moved to Southport and generously donated approximately ?40,000 to the town during his lifetime and played an active part in its development. The architects Waddington & Son of Burnley designed the Atkinson Art Gallery and Library, which opened in 1878.
The portrait of William Atkinson, currently on display in the local history gallery you can see the plans for the art gallery being held in his hands.
In 1974, when the entire building was converted to Southport Arts Centre, the hall was transformed into the main auditorium. The gallery was removed, and stadium style seating provided in a single rake, facing the improved stage facilities. The smaller Victoria Hall was converted to a rehearsal room and then, in 1990, to a 300-seat studio theatre.
It had been suggested that retail development permitted in the 1980s to the side and rear of the building would limit the opportunity to improve facilities in the arts centre any further. However funding from Sefton Council, the North West Development Agency and the Government's Sea Change initiative from 2008 onwards led to a major redevelopment programme for the building.

Description: Tony Smith image Alamy 2JAPXCN - A businessman has served notice on some of Warrington's oldest-established traders as part of his blueprints to shake up the town centre.
From the Gatehouse store, in Sankey Street to McDonalds and JJB in Bridge Street, a host of major players are covered by Hillcliffe Investments' masterplan.
And the bid, backed by Mayoral candidate Michael Foxall, even includes Poll Tax House in Rylands Street.
Proposals for the redevelopment, promising a retail, leisure and municipal revolution, are now open to public consultation.
The properties singled out include 16 to 24 Bridge Street, 21 Rylands Street and 13 to 31 Sankey Street.
Mr Foxall, who says he has development rights for a number of key buildings, is also interested in the current home of Woolworths, Top Shop and Stationery Box.
Wider blueprints, not covered by the current planning application, extend to an area bordered by Bold Street, St Austins Lane and Academy Way

Description: Tony Smith image Alamy 2CB00C0 - The River of Life project was developed in the aftermath of the 1993 IRA bomb in Warrington, which killed three-year-old Johnathan Ball and 12-year-old Tim Parry, and led to the death of Bronwen Vickers. It injured 54 others and affected many thousands of people. The international outrage was strongly expressed by mothers and in Dublin thousands gathered in downtown Dublin to express sorrow and revulsion over the deaths of the two children.
The new streetscape and integrated water feature entitled ?The River of Life' was officially opened on 14th November 1996 by HRH The Duchess of Kent.
Colin and Wendy Parry were thrust into the public gaze and together with the NSPCC established a peace centre in Warrington. The Foundation for Peace and NSPCC joined forces to raise funds for the ?3million Centre opened on 20th March 2000...the 7th anniversary of the IRA bomb.

Two bombs exploded on Bridge Street in Warrington about 100 yards apart on 20 March at about 12:25. The blasts happened within a minute of each other with the area crowded with shoppers on the Saturday before Mothering Sunday. Witnesses spoke of shoppers fleeing from the first explosion into the path of the second. It was later found that the bombs had been placed inside cast iron bins causing large amounts of shrapnel. It was a very personal attack on the people of Warrington - and the town needed to respond to it.
The City council asked to meet with me to discuss what form a memorial could take. It became clear that there were contrasting schools of thought with some looking to put it firmly in the past particularly as at the time the economic viability of the town was being threatened, and others who could imagine what I worried as being an overly personal memorial, which may not easily stand the test of time.
My feeling was that the street was not just physically broken but spiritually

Description: Tony Smith image Alamy 2CATBC1 - A DISUSED builders' yard in Latchford has been earmarked for 189 apartments as part of a ?10m development.
Planning permission is being sought to construct three five-storey blocks of flats on the former Beers Timber and Building Supplies yard on Station Road.
In total, the scheme would see 33 one-bedroom apartments, 126 two-bedroom flats and 30 three-bedroom units created for private rent in addition to 232 parking spaces.
The 1.75 hectare site, bordering the Cantilever Bridge and Manchester Ship Canal, has been vacant since March 2006 having first become a timber yard in 1965.
Planning permission for 93 apartments and 38 sheltered accommodation units on the site had previously been granted by Warrington Borough Council in 2008.
In its application, Liverpool-based developer Carpenter Investments said: The proposed development will deliver a ?10m investment in the area and 100 full-time equivalent construction jobs, and consolidate jobs within the client's in-house management team.
The proposed development will deliver substantial benefits to the area - investment, jobs and much needed homes in an attractively designed development in a sustainable location.
The proposal will enable the previously developed site to be developed, bringing regeneration.

Description: Tony Smith image Alamy 2AEPX9K - Birmingham Curzon Street railway station (formerly Birmingham station) was a railway station in central Birmingham, England, opening in 1838 and closed to passengers in 1893 but remaining open for goods until 1966. The station was used by scheduled passenger trains between 1838 and 1854 when it was the terminus for both the London and Birmingham Railway and the Grand Junction Railway
The surviving Grade I listed entrance building was designed by Philip Hardwick as the company's offices and boardroom. Built in 1838, it is among the world's oldest surviving pieces of monumental railway architecture. Costing ?28,000 to build, the architecture is Roman inspired, following Hardwick's trip to Italy in 1818?19. It has tall pillars running up the front of the building, made out of a series of huge blocks of stone. The design mirrored the Euston Arch at the London end of the L&BR.
The interior was modified in 1839 to accommodate an 'hotel' (the Victoria), although this was probably more in the nature of a refreshment room or public house, and later the booking hall, with a large iron balustraded stone staircase and offices. It is three storeys tall but relatively small. The building was acquired by Birmingham City Council in 1979

Full Planning (Major)
Parish:
APPLETON
Ward:
Grappenhall
Main Location: Land to the East of Stretton Road, North of Pepper Street, Appleton Thorn
Proposal: Full Planning (Major) - Proposed Erection of 71 dwellings, public open space, landscape and associated infrastructure.
Following pressure from campaigners, the scheme was reduced again.
The revised proposal for 71 properties to make way for more green space on the site was approved by the committee on Wednesday.
It will feature 22 affordable homes and eight bungalows.
It brings an end to a long planning battle, with residents campaigning against the proposals since the developer held public consultations in 2014.
Kevin McAloon, representing the Campaign Against Ruining our Environment and Neighbourhood Development Plan groups, said residents felt a 'more acceptable' amount of green space has been provided following positive talks with Bloor.

Description: Tony Smith image Alamy 2AGPHAF - The library is located in several adjoining historic buildings on William Brown Street. Its first building was the William Brown Library and Museum building which was completed in 1860 to the designs of John Weightman Surveyor to Liverpool Corporation, (not to be confused with his near contemporary John Grey Weightman)[1] and which it has always shared with the city's museum, now known as World Museum Liverpool. The library was then extended further to the right with the addition in 1879 of the Picton Reading Room and to the rear with the Hornby Library in 1906. All three of these are Grade II* listed buildings and are built in a classical style similar to other buildings on the street.

Previous to the creation of this public library was England's first subscription library (1758-1942), latterly known as The Lyceum, Liverpool, but often referred to as the Liverpool Library.
750,000 people visited the museum in 2017. In 2018, the library won The Bookseller's Library of the Year Award

It was announced in Chancellor of the Exchequer George Osborne's 2013 budget speech, and was described as the biggest government intervention in the housing market since the Right to Buy scheme of the 1980s. It is an extension of a previous programme called FirstBuy that was aimed solely at first-time buyers. Help to Buy has itself been expanded and extended.
Subject to restrictions, which in some cases vary by country, the types of Help to Buy scheme are:
Help to Buy: Equity Loans: Buyers contribute a 5% deposit, the government provides an equity loan for up to 20% of the property value (40% within London), and buyers must provide the remaining funds themselves, typically from a mortgage. Available only for new-build under a certain amount (e.g. less than ?600,000 in England, ?300,000 in Wales)
the loan is interest-free for the first five years. This is the most high-profile of the schemes, and is often referred to simply as Help to Buy. Also known as phase one of Help to Buy.
Help to Buy: Mortgage Guarantees: 5% deposit mortgages are available from ten different providers (up from five at the time of its launch), with the government (i.e. taxpayers) acting as a guarantor for the mortgage. Unlike equity loans, this plank of the programme is not restricted to those buying new-build
subject to restrictions, anyone wanting to buy any home in the UK worth less than ?600,000 is eligible for the scheme. It is often referred to as phase two of Help to Buy. In September 2016, the UK Government announced that the Mortgage Guarantee scheme would not be extended for 2017.
Shared Ownership: This was already available in the UK via housing associations before the launch of Help to Buy.
New Buy: Allows buyers to purchase a newly built home with a deposit of only 5%

Description: Tony Smith image Alamy 2AFK6BN - Formerly the World Trade Center Memorial Foundation, the National September 11 Memorial & Museum was formed as a 501(c)(3) non-profit corporation to raise funds and manage the memorial's planning and construction. Its board of directors met for the first time on January 4, 2005, and it reached its first-phase capital-fundraising goal ($350 million) in April 2008. This money and additional funds raised will be used to build the memorial and museum and endow the museum.
In 2003, the Lower Manhattan Development Corporation launched the World Trade Center Site Memorial Competition, an international competition to design a memorial at the World Trade Center site to commemorate the lives lost on 9/11. Individuals and teams from around the world submitted design proposals. On November 19, 2003, the thirteen-member jury selected eight finalists. Reflecting Absence, designed by Michael Arad and Peter Walker, was chosen as the winning design on January 6, 2004. It consists of a field of trees interrupted by two large, recessed pools, the footprints of the Twin Towers. The deciduous trees (swamp white oaks) are arranged in rows and form informal clusters, clearings and groves. The park is at street level, above the Memorial Museum. The names of the victims of the attacks (including those from the Pentagon, American Airlines Flight 77, United Airlines Flight 93, and the 1993 World Trade Center bombing) are inscribed on the parapets surrounding the waterfalls in an arrangement of meaningful adjacencies. A portion of the slurry wall originally designed to hold back the Hudson River, about half of what Daniel Libeskind originally wanted to preserve, is maintained in the museum. On January 14, 2004, the final design for the World Trade Center site memorial was unveiled at a press conference in Federal Hall National Memorial

Description: Tony Smith image Alamy P8DCT4 - The William Nuttall Cottage Homes are a good example of a planned development by a charitable benefactor, the sweet manufacturer William Nuttall. He set up a trust to provide 'cottage homes for aged spinsters' and the William Nuttall Trust purchased land in Bennetthorpe from the council on which to build these homes. The almshouses were erected in 1930, until then the area between Bennetthorpe and the racecourse had been relatively undeveloped.
The cottage homes were laid out in the pattern of traditional almshouses of standard size set in communal grounds. The buildings comprise a symmetrical group of 24 two storey homes at the centre of which is a linked terrace of eight dwellings around a central archway. To each side are four pairs of homes, each advancing forwards. The buildings are of red engineering brick with stone and concrete dressings and have either 'Rosemary' plain clay tile or Westmoreland slate roofs. The buildings are not identical but have common features and display typical detailing and materials of the inter-war period. The whole site was bounded by a low brick wall with a central vehicular access and symmetrical pedestrian side access.
The William Nuttall Cottage Homes development remains relatively unchanged and continues to have the use for which it was originally intended. Within the conservation area there are no listed structures but all the buildings are considered to be key unlisted buildings.

Together with its surrounding suburbs and settlements, the town forms part of the Metropolitan Borough of Doncaster, which had a mid-2017 est. population of 308,900. The town itself has a population of 109,805 The Doncaster Urban Area had a population of 158,141 in 2011 and includes Doncaster and neighbouring small villages. Part of the West Riding of Yorkshire until 1974, Doncaster is about 17 miles (30 km) north-east of Sheffield, with which it is served by an international airport, Doncaster Sheffield Airport in Finningley. Under the Local Government Act 1972, Doncaster was incorporated into a newly created metropolitan borough in 1974, itself incorporated with other nearby boroughs in the 1974 creation of the metropolitan county of South Yorkshire.
Doncaster is represented in the House of Commons by three MPs
all three constituencies are currently held by Labour. Rosie Winterton represents Doncaster Central, former Labour Party leader, Ed Miliband represents Doncaster North, and Caroline Flint represents Don Valley.
At a European level, Doncaster is part of the Yorkshire and the Humber constituency and is represented by six MEPs.
Doncaster is one of only twelve UK boroughs to have a directly-elected mayor, a position currently held by Labour's Ros Jones.
In September 2014, UKIP held its annual party conference at Doncaster Racecourse. UKIP party leader Nigel Farage claimed that by holding the conference in Doncaster, UKIP were now parking our tanks on the Labour Party's lawn referring to Labour leader Ed Miliband's Doncaster North constituency. Shortly afterwards in the seat, at the 2015 general election, UKIP won 8,928 votes to Labour's 20,708. In the 2016 EU Referendum, however, Doncaster voted 69% to leave the European Union

The main depot and offices for Warrington's Own Buses are located on Wilderspool Causeway at the junction with Chester Road.
The two main sheds to the rear of the site were originally built in 1943 for Fairey Aviation and used to assemble wings for their Fulmar bomber until they were purchased by Warrington Corporation in 1947. This site eventually became the main operational centre, with the frontage of the depot dating from 1964. The ground floor consists of a reception area and vehicle inspection bays, with the company's offices on the upper floor.
The Travel Centre on the main concourse at Warrington Bus Interchange provides for season ticket sales and information. Other facilities are located here for driving and supervisory staff.

Description: Tony Smith image Alamy P9MERE - Club History - Rowing returns to the River Mersey in Warrington
The sport of rowing in Warrington may well be traced back some 200 years but the modern era of rowing on the Mersey started in the autumn of 1985 when Andy Greenwell crept up the river in his single sculling boat to see if the river was a suitable stretch of water to row on. He came back with tales of a beautiful wide river with a few big bends and plenty of stream. The main advantage was that nobody else had the slightest bit of interest in using a river that had in its recent history been the dirtiest river in Europe. In the early part of the 20th century the town of Warrington had turned its back on The River Mersey.
Just before Andy's adventure on The Mersey, the local branch of the Rotary Club decided to stage an event on the river, to promote its existence and possibilities to the people of Warrington. A committee led by Rotary Chairman Kevin Donoghue with the help of George Fair, was put together to stage the aquatic extravaganza. They met at The Appleton Thorn Pub, a regular haunt of several members of Northwich Rowing Club. It was during one of these meetings that Richard Sinnott was drafted onto the committee as he, Andy Monks and Phil Fletcher were meeting in the same room for a post training drink. Richard quickly persuaded the committee to make the event a full blown rowing regatta, confident that he could get local clubs to come and try a new stretch of water.
At this stage the local regional rowing council got wind of the idea and gate crashed the party. Warrington had been identified as an area for development and the interest being shown in a regatta was exactly what they had been looking for. The then President of The Amateur Rowing Association, Neil Thomas had worked for many years in Warrington and he was delighted to see signs of interest in the town. The Rotary led committee invited the local regional rowing council to get involved

The Campaign to Protect Rural England (CPRE) has revealed a significant increase in houses planned for the Green Belt, and yet most of these houses will be unaffordable to those who need them.
Based on local and city-regional planning policies and new data from planning consultants Glenigan, CPRE's annual Green Belt Under Siege report shows that more than 70% of houses proposed for development are not expected to be ?affordable'. It also demonstrates that just 16% of houses built on Green Belt land since 2009 outside local plans were classed as ?affordable'.
In total, 425,000 houses are now planned for Green Belt land. This is an increase of 54% on March 2016, and the biggest year-on-year increase in building proposed in the Green Belt for two decades. Green Belt in the North West, West Midlands and South East is under particular pressure.

The demolition of horrid 1970s buildings that mask Queen Street station in Glasgow has begun as part of its ?120 million redevelopment. A hotel extension and office block will be removed to make way for expansion of the station to accommodate longer electric trains. The complex, which handles some 20 million passengers a year, will stay open during the transformation, which is due to be completed in 2020. The overhaul will include a new glass frontage onto George Square - a view blocked since the 1970s by an extension of the Millennium Hotel. The addition, built on pillars, will be demolished, along with the adjacent Consort House office block, built around 1975, which housed Strathclyde Partnership for Transport until 2016. Excavators have been lifted by crane onto the 30m-high (100ft) roof of Consort House to break up its reinforced concrete and steel frame, floor-by-floor. Description: Tony Smith image Alamy E6HY59 - Metrolink is a light rail system in Greater Manchester, England. The network consists of six lines which radiate from Manchester city centre and terminate at Altrincham, Ashton-under-Lyne, Bury, Didsbury, Eccles, and Rochdale. The system is owned by Transport for Greater Manchester (TfGM) and operated and maintained under contract by RATP In 2013/14, 29.2 million passenger journeys were made on the system, also known as Manchester Metrolink.
A light rail system for Greater Manchester was borne of Greater Manchester County Council's obligations to provide an integrated and efficient system of public transport under its structure plan and the Transport Act 1968. Greater Manchester's public transport network suffered from poor north?south connections, exacerbated by the location of Manchester's main railway stations, Piccadilly and Victoria, which were unconnected and lay at opposite edges of central Manchester. Abandoning the monorail and underground options conceived in the 1960s and 1970s, light rail was proposed in 1982 as the best and most economical public transport solution for Manchester city centre and the surrounding Greater Manchester metropolitan area, and gathered support throughout the 1980s as an appropriate integrated commuter service.
Government approval was granted in 1988 and the network began operating services between Bury Interchange and Victoria on 6 April 1992. This founded the United Kingdom's first modern street-running rail system and its second operational public tram system, the 1885-built Blackpool tramway being the only heritage tram system in the UK that had endured up to Metrolink's creation.
Metrolink has 77 stops along 48.5 miles (78.1 km) of standard-gauge track routed through seven of the ten boroughs of Greater Manchester. The system has a mix of designated light railway (segregated from other traffic) and on-street tramway.

Description: Tony Smith image Alamy DDXGCM - The Albert Dock is a complex of dock buildings and warehouses in Liverpool, England. Designed by Jesse Hartley and Philip Hardwick, it was opened in 1846, and was the first structure in Britain to be built from cast iron, brick and stone, with no structural wood. As a result, it was the first non-combustible warehouse system in the world.
At the time of its construction the Albert Dock was considered a revolutionary docking system because ships were loaded and unloaded directly from/to the warehouses. Two years after it opened it was modified to feature the world's first hydraulic cranes. Due to its open yet secure design, the Albert Dock became a popular store for valuable cargoes such as brandy, cotton, tea, silk, tobacco, ivory and sugar. However, despite the Albert Dock's advanced design, the rapid development of shipping technology meant that within 50 years, larger, more open docks were required, although it remained a valuable store for cargo.
During the Second World War, the Albert Dock was requisitioned by the Admiralty serving as a base for boats of the British Atlantic Fleet.
Today the Albert Dock is a major tourist attraction in the city and the most visited multi-use attraction in the United Kingdom, outside of London. It is a vital component of Liverpool's UNESCO designated World Heritage Maritime Mercantile City and the docking complex.

The land occupied by the development was part of the Port of Manchester and Manchester Docks.
The BBC signalled its intention to move jobs to Manchester in 2004, and the Salford Quays site was chosen in 2006. The Peel Group was granted planning permission to develop the site in 2007, and construction of the development, with its own energy generation plant and communications network, began the same year. Based in Quay House, the principal tenant is the BBC, whose move marks a large-scale decentralisation from London. BBC Children's, BBC Radio 5 Live, BBC Research and BBC Sport are among the departments which have relocated to the development. ITV Granada completed the first phase of its move to MediaCityUK in March 2013. The Studios on Broadway house seven high-definition studios, claimed to be the largest such facility in Europe.

Description: Tony Smith image Alamy 2BG7KGP - West Tower is a 40-storey tall skyscraper in Liverpool, England. The building was the second tower to be built by Carillion in Liverpool for property developers Beetham, who now use the building as their headquarters
With a spire height of 134 metres (440 ft) and 40 floors, West Tower is the tallest building in Liverpool. Nationwide, it is ranked at joint 38th tallest in the United Kingdom but is the tallest in the country outside of Greater London and Greater Manchester. The building commands views across the city, over the Mersey to the Wirral and as far as Blackpool on a clear day. The first five floors are the new headquarters for the Beetham Organization and the remaining floors, apart from the 34th, have been divided into luxury apartments and penthouses.
However, unlike St. John's Beacon, West Tower has no antennas on the roof. Therefore, when considering height excluding antennas, West Tower is the highest building in Liverpool.
The five floors of Beetham's offices are set back between concrete columns and are fully glazed. A glazed lift and stair serving the office are accommodated between raking fins with views to the river.
The 127 apartments are clad in a fully glazed perimeter curtain wall of random clear and opaque panels and are orientated to provide views of both the city and river. The upper penthouse floors are tiered back to incorporate external terraces behind glazed balustrade screens.
The 34th floor is home to Liverpool's highest restaurant, Panoramic. This floor is completely clad in a clear glass perimeter offering diners views of the city of Liverpool and further afield

Description: Tony Smith image Alamy 2R59WKD - This photograph shows a triangular yield road sign in the foreground, set against the modern glass fa??ade of the Grand Canal Theatre, now known as the Bord G?is Energy Theatre, located at Grand Canal Dock in Dublin. The image was taken in daylight under clear blue skies, highlighting the strong contrast between the red-bordered traffic sign and the reflective grid of the contemporary office and cultural buildings behind it.
The yield sign, a standard element of road safety infrastructure, represents regulation, priority, and controlled movement within urban transport systems. Its placement within the rapidly developed Docklands area illustrates the intersection of everyday traffic management with high-profile cultural and commercial architecture.
The surrounding buildings, characterised by steel frames and extensive glazing, reflect the regeneration of Dublin's Docklands from former industrial and port land into a modern mixed-use district housing offices, theatres, and public spaces. The clean lines and geometric repetition of the glass panels reinforce the contemporary character of the area.
Images such as this are often used to illustrate themes of urban development, transport infrastructure, road safety, modern European cities, and the coexistence of cultural landmarks with functional street furniture. The composition also lends itself to conceptual interpretations around caution, priority, and balance within fast-changing urban environments.

Description: Tony Smith image Alamy 2REGJ2X - This image shows a colourful community mural at the Barons Quay Gateway in Northwich town centre, Cheshire. The long wall artwork features bright colours, hand-drawn illustrations and positive messages including words such as Hope, Love and Peace, designed to create a welcoming pedestrian route into the Barons Quay retail and leisure development.
The mural forms part of wider public-realm improvements associated with the regeneration of Northwich town centre, an area that has undergone significant redevelopment following industrial decline and structural issues linked to historic salt mining. Community-led public art projects such as this are often used to soften large developments, improve wayfinding, and foster local identity.
Planters and accessible signage in the foreground reinforce the pedestrian-friendly nature of the space, while the surrounding brickwork and modern buildings highlight the contrast between older town structures and contemporary regeneration architecture.
The photograph was taken in daylight under clear conditions, capturing the mural as an everyday part of the urban environment. The image documents how public art is increasingly used within UK town-centre regeneration schemes to promote positivity, inclusivity, and civic pride.

Description: Tony Smith image Alamy 2K1P047 - Gamesley is a residential area within the Borough of High Peak in Derbyshire, England, west of Glossop and close to the River Etherow which forms the boundary with Tameside in Greater Manchester. Gamesley is a ward of the High Peak Borough Council. It had a population of 2,531 at the 2011 Census
The original village of Gamesley consisted of rows of cottages inhabited by workers at the local textile mills, and it remained largely undeveloped until the 1960s, when it underwent considerable change. It was chosen as the location of an overspill estate, built by Manchester City Council. This was in order to rehouse people from decaying inner city areas of Manchester. These housing areas were also built in other towns surrounding Manchester, such as nearby Hattersley on the outskirts of Hyde.
The Gamesley estate was built in 2 half's. The first houses were built by contractors Finnegans which were constructed with
flat felted roofs, pebble dash cladding ground floors and tile cladded first floors. Finnegans houses were equipped with warm air central heating which used gas as an energy source. The Finnegan side of the estate was known locally as the ?gas side'. In the late 1980s the local authority renovated the Finnegan system built houses, the works included re-enveloping the external building with traditional bricks and mortar. The works also added apex roofing complete with roofing tiles.
The second half of the Gamesley estate was built a couple of years later by George Wimpey using the Wimpey no-fines house building method. The houses were constructed with full pebble dash finish and tiled apex roofing. The houses built by George Wimpey had a solid concrete ground floor which had electrical underfloor heating installed, the first floors of these houses were built with no heating. Due to electricity being the main energy source for heating, the George Wimpey side of Gamesley became known locally as the ?electric side'.

Description: Tony Smith image Alamy 2K69A4H - Gloucester Services are a pair of Motorway Service Areas (MSA) serving the northbound and southbound carriageways of the M5 between Junction 11A and Junction 12, near Whaddon, Gloucester.

Description: Tony Smith image Alamy 2K02F42 - The original building was designed by the Coop's in-house architect F.E.L. Harris. It opened in 1906 as the headquarters of the Cooperative Wholesale Society (CWS) and was called New Central Building. It was designed to look like a headquarters building and still does.
Take a look at that fa??ade. It is pure powerhouse Edwardian, an almost bombastic expression of commercial and national confidence. This was a time when, like it or not, the British Empire was at its peak and the nation felt big.
Hanover is Baroque, a Classical-style formed of big bold elements, nothing is reticent, subtlety is shunned. The base of the exterior walls are of Aberdeen granite, elsewhere there's red brick with Derbyshire sandstone dressings. The most immediately eye-catching elements are the giant order columns at second floor level, then a fiercely heavy cornice, followed by a sweet but strong arcade high in the sky.

Description: Tony Smith image Alamy 2P4JW19 - Lewis's was a chain of British department stores that operated from 1856 to 2010. The owners of Lewis's have gone into administration many times over the years, including 1991. The first store, which opened in Liverpool city centre, became the flagship of the chain of stores operating under the Lewis's name. Several stores in the chain were bought in 1991 by the company Owen Owen and continued to operate under the Lewis's brand name for several years, but after the closure of the Manchester store in 2001, only the original Liverpool store continued to trade under the Lewis's name. This store was sold in 2007 to the Vergo Retail Ltd and closed in 2010.
The first Lewis's was opened in 1856 in Liverpool by entrepreneur David Lewis, as a men's and boys' clothing store, mostly manufacturing his own stock. In 1864, Lewis's branched out into women's clothing. In the 1870s, the store expanded and added departments, including shoes in 1874, and tobacco in 1879. Also in 1879, Lewis's opened one of the world's first 'Christmas grottoes' in Lewis's Bon March??, Church Street, Liverpool. It was named 'Christmas Fairyland'. His motto was Friends of the People, and he intended the shopping experience to be inclusive
The first Lewis's outside Liverpool opened in nearby Manchester in 1877. Another store was opened, at the suggestion of Joseph Chamberlain, on the new Corporation Street in Birmingham in 1885. The Manchester store included a full scale ballroom on the fifth floor, which was also used for exhibitions. Buying offices were also located on the fifth floor until a takeover by Liverpool-based competitor Owen Owen

Description: Tony Smith image Alamy DN6MX8 - The Bridgewater Hall is an international concert venue in Manchester city centre, England. It cost around ?42 million to build and currently hosts over 250 performances a year.
The hall is home to the The Hall?? orchestra, the UK's oldest extant symphony orchestra, and is the primary concert venue for the BBC Philharmonic Orchestra. The building sits on a bed of 280 springs, which help reduce external noise.
The venue is named after the Third Duke of Bridgewater who commissioned the eponymous Bridgewater Canal that crosses Manchester, although the hall is situated on a specially constructed arm of the Rochdale Canal.

Description: Tony Smith image Alamy D8HDH6 - Salford Quays is an area of Salford, Greater Manchester, England, near the end of the Manchester Ship Canal. Previously the site of Manchester Docks, it became one of the first and largest urban regeneration projects in the United Kingdom following the closure of the dockyards in 1982.
Built by the Manchester Ship Canal Company, Salford Docks was the larger of two sections that made up Manchester Docks
the other being Pomona Docks to the east.
They were opened in 1894 by Queen Victoria and spanned 120 acres (49 ha) of water and 1,000 acres (400 ha) of land. At their height the Manchester Docks were the third busiest port in Britain, but after containerisation and the limit placed on vessel size on the Manchester Ship Canal, the docks declined during the 1970s. They closed in 1982, resulting in the loss of 3000 jobs

Description: Tony Smith image Alamy D9MJN4 - The red BBC Breakfast studio at MediaCityUK.
It is a 200-acre (81 ha) mixed-use property development site on the banks of the Manchester Ship Canal in Salford and Trafford, Greater Manchester, England. The project is being developed by Peel Media, and its principal tenants are media organisations and the University of Salford.
